What is the NVM Open Houses Day?
The upcoming Open Houses Day takes place on Saturday, April 6, 2024, between 11:00 AM and 4:00 PM. The Open Houses Day is organized twice a year by the NVM.
View without an appointment
On that day, you can view a house for sale without an appointment. This is particularly handy if you are still exploring what type of house you would actually like. It is also possible during an Open Houses Day to view several houses in one day. That saves time.
Not all houses participate
Not all houses for sale participate. A real estate agent must indicate whether a house participates in the Open Houses Day. So do check this in advance. A complete overview of which houses participate can be found here.
Tips for visiting the Open Houses Day
1. Map out the route
The day lasts from 11:00 AM to 4:00 PM, which is just 5 hours. So don't expect to visit more than 3/4 houses.
If you are still a bit in the orientation phase, make sure to visit different types of houses. If you have mainly been looking at apartments so far, try visiting a terraced house as well. Or an apartment with a completely different layout than you're used to.
By seeing a lot, you will quickly get a good idea of what suits you.
2. Write down your impressions
Create a note on your phone or bring a notebook. Write down per address how you felt when you stepped in and out. Note what stood out positively, and what is an absolute no-go for you.
3. Remember which real estate agent you liked
Not always, but sometimes the real estate agent is present at an Open House. If you eventually want to hire a real estate agent yourself, an Open Houses Day is a very good audition.

Peek at other houses for sale for when you move yourself
If you plan to sell your own house within 2 to 6 months, the Open Houses Day is a very good (and smart) way to see how others have made their house market-ready and attractive.
You can then step into the shoes of a buyer and clearly see what stands out to you in a house. How have others made their house market-ready. You can pay close attention to how the sellers have arranged their house to make it look spacious. What have others done with their lighting in the toilet and bathroom? Do they use spotlights or energy-saving lamps.
